Senior's Housing Development

The Central East Aged Care Alliance (CEACA) is a partnership of 11 Wheatbelt Shires (Bruce Rock, Kellerberrin, Koorda, Merredin, Mt Marshall, Mukinbudin, Nungarin, Trayning, Wyalkatchem and Yilgarn) formed in 2012 and formalised as an incorporated association in mid-2015. CEACA Inc has the purpose of capturing economic benefit in the Wheatbelt by providing older people with the necessary services and infrastructure to remain living in their community. CEACA Inc’s key area of activity is in the provision of appropriate housing options and public infrastructure that meets the needs of seniors. It also has the potential in the future to provide health and home support services to residents within its communities.

At Council’s May 2017 meeting the development application for the CEACA Inc seniors housing development for Merredin was approved.

The development will see 28 independent living units (ILUs) located on the western part of the old North Merredin Primary School site.  The ILUs will be built to contemporary universal friendly design, meet the Gold or Platinum level requirements of the Liveable Housing Design Requirements and feature Dementia Enabling Environment Principles. All ILUs are single story with 2 bedrooms, and 3 different floor plans are available.

The development endeavours to create a central communal open space that could be used by residents for gardening, bbqs and social gatherings. This central space connects to the entrance of the existing buildings on site which may also be used for further community uses or events in the future. The key priorities in setting out the site layout was retaining as many of the existing trees as possible and creating positive and attractive street/communal open space frontages.

The following table details the type and number of ILUs included in the Merredin development.

The Gold standard ILUs offer a full bathroom, a separate toilet room, and a full laundry room (with an alternative wet area configuration that includes a study nook, separate toilet room, laundry room, but no toilet in the main bathroom). The Platinum standard ILUs allow for a full bathroom plus an additional toilet in the laundry room. All ILUs allow for a generous private courtyard accessed off the lounge room, a single carport and external store room, as well as a fenced-in private yard to screen clothes drying racks and bins etc. The Gold standard ILUs are designed to be able to attach to another like ILU or be freestanding. The Platinum standard ILUs are always freestanding.

The ILUs have been designed to fit in harmoniously with the surrounding site context, taking cues from the traditional residential buildings by using gable and hip roofs and street-facing verandahs. The detailing and colour palettes however, offer a more contemporary and fresh approach that refer to more modern design trends.
